Why Condos?

The Benefits of Owning a Condo in Calgary

A condo puts you close to Calgary's jobs, CTrain and river pathways — with a lifestyle that's built for Alberta winters.

Lower Entry Price

With the average Calgary apartment condo around $319K in September 2026, a condo is the lowest-priced way to own in the city.

No Shovelling, No Roof

Snow removal, landscaping and exterior repairs are handled by the condo corporation. Heated underground parking means no scraping windshields at −30°C.

Walkable Locations

Condos cluster where life happens — Downtown, the Beltline, East Village and along the CTrain — and the Beltline's Walk Score is 91.

Shared Amenities

Fitness rooms, rooftop patios, guest suites, concierge and party rooms — amenities you'd never build into a house, shared across the building.

Built-In Security

Fob-controlled entry, video intercoms, secured parkades and neighbours close by make condos a natural fit for frequent travellers.

Lock-and-Leave Living

Heading south for the winter or travelling for work? Lock the door and go — the building is maintained while you're away.

Strong Rental Demand

The University of Calgary, SAIT, Mount Royal University and major hospitals like the Foothills Medical Centre keep tenant demand steady — and Alberta has no rent control.

No Land Transfer Tax

Unlike Ontario or B.C., Alberta has no land transfer tax — just modest Land Titles registration fees — so more of your cash goes to your down payment.

Condo Basics

How Condo Ownership Works in Alberta

When you buy a condo in Calgary you get title to your unit, plus a shared interest in the common property — hallways, elevators, the roof, parkade, grounds and amenities. Your share is set by your unit's unit factor, which also sets your share of the monthly condo fees.

The building is run by a condominium corporation that all owners belong to. Owners elect a board, which usually hires a property management company to collect fees, maintain the building and plan for big repairs. Everything runs under Alberta's Condominium Property Act and the building's own bylaws.

Where your condo fees go

  • Operating costs — insurance on the building, common-area utilities, cleaning, snow removal, landscaping and management.
  • Reserve fund — savings for big-ticket replacements like roofs, elevators, windows and the parkade membrane. Alberta requires a reserve fund study and a funding plan, updated every five years.
  • Sometimes utilities — some buildings include heat and water in the fee; electricity is usually separate. The budget in the condo documents shows what yours covers.

The one document that matters most

Before you firm up any condo purchase, review the building's documents — financial statements, reserve fund study, minutes and bylaws. Our Buyer Guide walks through exactly what to look for.

Condo vs. Bare Land Condo

Calgary has two main forms of condo title — and the difference affects your fees and responsibilities.

  • Conventional condo — you own the space inside your unit's walls; the structure, roof and exterior are common property maintained by the corporation. Typical for apartments and many townhouses.
  • Bare land condo — you own the land your unit sits on and usually the building itself. Fees are often lower, but you're responsible for more of your own repairs.
  • Townhouse complexes can be either — always check the title and the bylaws to see who pays for roofs, windows and decks.

Myths vs. Reality

What Condo Buyers Get Wrong

"Condo fees are wasted money."

Fees pay for insurance, maintenance and the reserve fund that a homeowner would otherwise pay for themselves — often with a surprise bill. The real question is whether the fees are adequate.

"Low fees mean a good deal."

Fees that are too low often mean an underfunded reserve — and a special assessment later. A slightly higher fee in a well-run building is usually the safer buy.

"Condos never go up in value."

Condo prices move in cycles, and not always in step with houses: Calgary's average apartment condo price was down 8.7% year over year in September 2026. Well-located, well-managed buildings near transit hold value best.

"All condos are the same."

Concrete towers, wood-frame walk-ups, conversions and bare land townhouses differ in sound, maintenance costs, fees and resale. Building type matters as much as the unit.

"I can rent it out on Airbnb."

Many Calgary condo bylaws restrict or ban short-term rentals, and the City of Calgary requires a business licence to run one. Check the bylaws and the City's licence rules before you buy with that plan.

"An inspection isn't needed."

Balconies, windows, plumbing and in-suite HVAC are often your responsibility. A condo-savvy inspector plus a document review protects you on both fronts.

Life in Calgary

Why Calgary Is a Great Place to Own a Condo

Calgary pairs big-city amenities with an easy, outdoor way of life. Condo owners in the core live minutes from Stephen Avenue, the Scotiabank Saddledome and Stampede Park, Arts Commons, the National Music Centre and the Central Library in East Village, and the restaurants and patios of 17 Avenue SW and Kensington.

The Bow and Elbow rivers run through the centre of the city, lined with hundreds of kilometres of regional pathways that tie together Eau Claire, Prince's Island Park, East Village, Inglewood and Mission. Every July the Calgary Stampede takes over the city for ten days.

Downtown's Plus 15 network — more than 16 km of enclosed, climate-controlled walkways joined by 86 bridges — links office towers, shops and services, so you can get around without stepping into a January cold snap.
